1Your purchase

First-home relief depends on all buyers’ eligibility, including partner ownership history, residency and occupation requirements.

Choosing a buyer category alone does not confirm eligibility. Confirm conditions with your conveyancer.

Assessment date, market value & duty quote

Special relief, mixed ownership, off-the-plan deductions and house-and-land packages need an assessment. Selecting “new home” alone does not apply these benefits.

Frequently asked
questions.

About duty, registration fees and your buying budget.

How does this upfront-cost calculator work?

Choose the state or territory, property type and buyer situation, then enter the price and savings. The tool estimates duty and ordinary single-title registration fees, adds your legal and other costs, and shows savings left before your deposit. Stored rates cover 1 July 2026 to 30 June 2027.

What is stamp duty, and how is it calculated?

Transfer duty is a state or territory tax on a property transfer. Rates and concessions depend on the jurisdiction and transaction. This tool uses the higher of the purchase price and the market value you enter as the duty base. Special transactions need an individual assessment.

Are mortgage and title-transfer registration fees automatic?

Yes. Both amounts appear automatically and update for the selected state, price and relevant property value. No new mortgage registration fee is included for a fully cash-funded purchase. The estimate assumes an ordinary single-title transaction; extra titles or special lodgements can cost more. You can enter confirmed quotes in the advanced section.

Who can receive a stamp-duty exemption or concession?

First-home and owner-occupier schemes differ by state and can depend on the property, ownership history, residency and occupation conditions. Selecting a buyer category alone does not apply a concession. Confirm all applicable conditions before ticking the eligibility boxes, and check the final assessment with your conveyancer.

How and when do I pay stamp duty?

Timing and payment arrangements depend on the state and contract. Your conveyancer can confirm the assessment, deadline and settlement arrangements. This calculator only estimates amounts; it does not submit a tax assessment or take payment.

Do land purchases attract stamp duty?

A land transfer can attract duty. Choose vacant land in this tool and confirm any state-specific first-home or building conditions. Construction costs, grants, off-the-plan deductions and house-and-land package assessments are not automatically included.

What does “savings left” mean?

It is your savings minus the estimated upfront costs, before paying a deposit. The diagram displays an actual negative balance if costs exceed savings and identifies the shortfall. It is not cash remaining after the full property purchase. The budget panel separately shows the deposit and estimated loan.

Are these costs fees charged by Weme Finance?

No. Weme Finance charges no service fees for consultations, applications or lifetime loan support. This calculator budgets for government charges and any lender or third-party costs you enter. LMI is included only when you supply a confirmed quote.
